Step 1
Home Exterior Evaluation
Step 1
We identify siding materials, find where growth has started, note irrigation heads and fixtures, and set up access for full height.
A big house gets dirty evenly and usually gets cleaned unevenly, because the top half is out of reach. Soft washing handles the whole elevation in one pass.
Learn More About This ServiceMason subdivisions are built around substantial two-story homes, typically finished in vinyl or fiber cement with brick or stone on the front. That is a lot of surface area and it is tall. What accumulates on it is mostly the product of an open suburban setting rather than deep woods, which means heavy spring pollen, road film and dust off the busy corridors, and a gradual grey cast that develops so evenly across the whole house that people genuinely stop seeing it until one side is washed.
Algae still appears, and it appears where you would expect. The north-facing elevation and any wall shaded by the house next door stay damp longer and green first, usually at the lower courses where splash-back keeps the siding wet. On a two-story elevation that growth then works upward, and because the upper reaches are what nobody can get to, it tends to be well established before anyone deals with it.
Soft washing is the right method for two reasons. The first is that pressure forces water behind siding and can craze or chalk vinyl, which is why siding manufacturers do not want it used. The second is practical. There is no safe way to deliver meaningful pressure to the upper courses of a two-story wall anyway, so a method where the solution does the work and the rinse stays gentle is the only approach that treats the top of the house as well as the bottom.
On a two-story house the upper courses are where growth goes unnoticed. They get the same treatment as everything at eye level.
Open suburban lots collect heavy spring pollen and road dust. It builds so evenly that most people only notice once it is off.
Solution and low-pressure rinsing clean modern siding without forcing water behind it or crazing the finish, which pressure does.
In neighborhoods where homes are similar and close in sight of each other, a greening north wall stands out more than you would think.

Step 2
Cleaning solution is applied across the full elevation and given dwell time to break down algae, pollen, and road film.
Can you reach the second story properly?
Yes, and that is most of the point. Soft washing suits height well because the cleaning solution does the work, so the top courses get the same treatment as the bottom rather than a rinse aimed upward from the lawn.
Is pressure washing safe on my vinyl siding?
Not really, and siding manufacturers say the same. Pressure forces water behind the panels and can craze or chalk the surface. Soft washing cleans it chemically at low pressure, which is both safer and more effective on organic growth.
Why is only the north side of my house green?
Sun and moisture. The north elevation and any wall shaded by the neighboring house stay damp longer, and algae needs that moisture. It usually starts in the lower courses where splash-back keeps siding wet, then works upward.
How much does house washing cost in Mason?
It follows the size of the house, the materials, and how much growth there is. A large two-story is genuinely more house than a ranch and the estimate reflects that rather than a flat neighborhood rate. Estimates are free.
How often should a house this size be washed?
Most Mason homes do well on an annual wash, often in spring once the pollen has finished. Houses with a heavily shaded elevation sometimes want that side attended to sooner than the rest of the exterior.
