Step 1
Assess The Slab Honestly
We check for existing scaling, cracking, and prior sealer, and tell you whether the concrete is in a condition worth sealing.
Sealing is what keeps the clean you just paid for. It also keeps salt and tree tannin out of the slab instead of letting them soak in permanently.
Learn More About This ServiceUnsealed concrete is porous, which is the root of nearly everything that goes wrong with it. Water soaks into the pores, freezes, expands, and pushes the surface apart from the inside. Repeat that through a Cincinnati winter and you get the fine pitting and eventual flaking that the trade calls scaling. How much damage each freeze does depends on how much water is sitting in the slab when the temperature drops, which is why shaded concrete that never quite dries out tends to show it sooner.
Winter salt makes it worse and Madeira concrete gets plenty. It goes on the public walk, the front path, and the steps every time it ices, and de-icers drive additional freeze-thaw cycling into the surface while attacking the cement paste directly. Sealing does not mean you stop salting. It means the salt sits on a sealed surface and washes off rather than soaking into an open one and working at it all winter.
The tree tannin is the reason people actually notice. Leaf litter sits damp on the slab for weeks and drives a dark stain into open pores. On sealed concrete that material stays on the surface and comes off with routine cleaning. On unsealed concrete it soaks in, and once it is in, cleaning lifts some of it but never all of it. That is also why sealing and cleaning are usually booked together, because sealing over existing staining locks it under a clear coat permanently.
Sealed concrete sheds tree tannin and organic debris instead of absorbing it, so the result you paid for holds rather than fading back in a season.
Limiting how much water gets into the pores is what reduces the surface pitting and scaling that repeated winters produce.
De-icer attacks unsealed concrete directly. A sealed surface keeps it on top rather than letting it work into the slab all winter.
A sealed surface releases dirt and growth readily, so future cleaning takes less pressure and is gentler on the concrete.
Step 1
We check for existing scaling, cracking, and prior sealer, and tell you whether the concrete is in a condition worth sealing.
Step 2
The surface is cleaned and staining pre-treated, because sealing over dirt or organic growth traps it under the coating permanently.
Step 3
Concrete must be fully dry before sealer goes on. Under shade this takes longer, and applying early causes clouding and adhesion failure.
Step 4
Sealer is applied evenly across drive, walk, and steps, and coverage is checked so there are no thin spots or overlap marks.
My driveway is already pitted. Is it too late to seal?
It depends how far along it is. On a slab with light surface pitting, sealing slows what is happening and is genuinely worth doing. Concrete actively flaking apart in sheets needs repair or replacement, and sealing it only delays that conversation. We will tell you which one you have rather than taking the easy sale.
How much does concrete sealing cost in Madeira?
It follows the area, and it is normally quoted alongside the cleaning because the two go together. Estimates are free. If your slab is not a good candidate we will say so, and that costs you nothing but the visit.
Will sealing make my steps slippery?
It can if the wrong product goes on a walking surface. For steps and walks we select or additize sealers to keep slip resistance appropriate. Raise it when we quote, particularly for a front entry, and we will spec accordingly.
How often does sealer need redoing?
Typically every few years, varying with traffic, sun, and how much salt the surface sees. Front walks and steps that get salted every winter usually need it sooner than the middle of a driveway. Water beading on the surface is the simple test that it is still working.
Do I have to clean it first?
Yes, and it is not a step worth skipping. Sealing over tree staining and algae traps it under a clear coat, so it looks exactly as bad afterward and now you cannot get at it. Cleaning and sealing are normally scheduled as one job for that reason.
