Step 1
Identify What Is On The Roof
Moss, lichen, and algae streaking are different problems. We check which you have and look at flashing, valleys, and shingle condition.
Moss is not a stain, it is a sponge holding water on your shingles. Clearing it properly buys years of roof life, and it is done without a pressure wand touching the roof.
Learn More About This ServiceThe canopy is the best thing about these streets and the hardest thing about the roofs beneath them. It produces a specific problem rather than the generic one. Black streaking, an algae that feeds on the limestone filler in asphalt shingles, shows up on roofs almost everywhere. What the shade here adds on top is moss growing in the seams and along the courses, and lichen crusted flat onto the granule surface. Those need a solution given time to work, and they matter considerably more than the streaking does.
Moss is the part that costs money. It behaves like a sponge, holding water directly against the shingle long after rain has stopped, and it works its roots into the seams between courses and lifts the edges as it grows. A roof that stays wet fails early, and moss is extremely good at keeping a roof wet. On a north slope under full Madeira canopy it will hold a roof damp through most of the cooler half of the year.
The method is set by the shingle manufacturers rather than by preference. They specify low-pressure, solution-based cleaning, because pressure washing strips the protective granules off the shingle surface and takes years off the roof in an afternoon. Given what roofs cost on houses in this market, that distinction is worth a great deal more than the hour it saves. We soft wash, we plan runoff before anything is applied, and your planting gets protected and rinsed.
Moss and lichen hold moisture against shingles and work into the seams. Removing them addresses the thing actually shortening roof life.
Low-pressure soft washing is what shingle makers call for. Pressure washing strips the granules that protect the shingle and ages it prematurely.
Streaking and moss read as deferred maintenance from the street even when everything else on the property is immaculate.
Beds are pre-wet and protected and we decide where rinse water goes before a drop of solution is applied.
Step 1
Moss, lichen, and algae streaking are different problems. We check which you have and look at flashing, valleys, and shingle condition.
Step 2
Foundation beds and nearby property are protected, and we work out where rinse water goes before any solution is applied.
Step 3
A cleaning solution is applied gently and given the dwell time moss and lichen actually need to die back and release.
Step 4
The roof is rinsed at low pressure, landscaping is rinsed down, and we walk you through the result slope by slope from the ground.
I have thick moss, not just streaks. Will it all come off at once?
Not usually, and any honest answer says so. The solution kills the moss during the visit, but heavy growth keeps drying, loosening, and falling away over the following weeks. Blasting it off the same day is exactly what damages shingles, so we do not.
Will roof cleaning damage my shingles?
Not with soft washing, which is the method manufacturers recommend. What damages shingles is pressure washing, because it strips the granules protecting them. We do not pressure wash roofs, on any house, at any price.
How much does roof cleaning cost in Madeira?
It depends on roof size, pitch, access, and how much growth is actually up there. Heavy moss takes more solution and more dwell time than light streaking. Estimates are free and we will look at the roof properly rather than quoting from the curb.
Why is only one side of my roof mossy?
Sun exposure. The slope facing north, or the one shaded by a large street tree, stays damp and grows moss while the sunny side stays relatively clear. Under full canopy that difference can be dramatic on the same roof.
Should the gutters be done at the same time?
It usually makes sense, and roof first is the right order. Cleaning the roof brings loosened moss and debris down into the gutters, so doing gutters first means handling the same material twice. Booked together it is one visit rather than two.
