Step 1
Clean Pavers And Clear The Joints
Stones are cleaned at paver-safe pressure, and moss, weeds, and washed-out joint material are removed from between them.
On a hillside lot the runoff crosses your patio rather than going around it, and it takes the joint sand with it every single storm.
Learn More About This ServicePaver hardscape on a sloped lot loses its joints faster than hardscape on flat ground, and the mechanism is simple. Water coming off the hill above and off the roof has to cross the patio or walk to get downhill, and every time it does it carries a little more joint sand with it. On a flat lot rain mostly falls straight down onto the pavers. On a Loveland slope it arrives with momentum and a direction, which is a meaningfully more erosive situation.
Once the joints are empty the pavers lose the lateral support holding them against each other, and the sequence is predictable. Weeds and moss root in the open gaps, which in this damp, shaded climate happens very quickly. Stones begin to rock underfoot, edges creep outward with nothing restraining them, and individual pavers settle low. On a patio at the bottom of a slope, that settling tends to concentrate exactly where the water concentrates.
Moss deserves its own mention because these conditions grow it aggressively. Valley humidity and tree shade make an open paver joint an ideal place for moss to establish, and once it is in the joint it holds water there, which keeps the joint damp and feeds more growth. Refilling with polymeric sand breaks that cycle, because it binds when activated and stays put under runoff, and a joint-stabilizing sealer locks it in while helping the faces shed the leaf tannin these lots produce constantly.
Bound polymeric sand resists the water crossing hardscape on a slope, which is what carries ordinary sand away storm by storm.
Open joints in this climate grow moss fast, and moss holds water in the joint. A filled, stabilized joint gives it nothing to start in.
Full joints hold stones against each other, preventing the rocking, creeping edges, and low spots that follow empty joints.
Sealed pavers release the organic material wooded valley lots deposit constantly, rather than absorbing it into the stone.
Step 1
Stones are cleaned at paver-safe pressure, and moss, weeds, and washed-out joint material are removed from between them.
Step 2
Stone and joints both have to dry completely, and on a shaded valley patio that takes longer. Sand or sealer over damp pavers will not set.
Step 3
Polymeric sand is swept in and worked down so every joint is filled properly rather than topped off at the surface.
Step 4
The sand is set, a joint-stabilizing sealer is applied evenly, and coverage is checked across the whole area.
Runoff crosses my patio every storm. Will new sand just wash out again?
Polymeric sand binds once activated, so it holds up far better than plain masonry sand under moving water. That said, if runoff is genuinely channeling across the hardscape, sorting the drainage is what makes the next re-sanding last, and we will say so rather than taking your money twice.
How quickly will the moss come back?
Much more slowly with joints filled and sealed, because moss needs somewhere to root and something holding moisture. It will not be permanent in this climate, but the difference against open joints is substantial.
Some pavers at the bottom of my patio have sunk. Can you fix that?
Re-sanding stabilizes pavers still sitting at the correct level. Stones that have genuinely settled need lifting and re-bedding first. On a slope that settling usually tells you where water is concentrating, which is worth addressing at the same time.
How much does paver sealing cost in Loveland?
It follows the area and whether the joints need refilling, which is the bigger variable. Estimates are free and include checking joint depth properly, because that is what determines the real scope.
Can you seal without re-sanding to save money?
We would not recommend it on washed-out joints, because sealing over empty joints locks the problem in place. If the joints are still full then sealing alone is reasonable. We check first and tell you honestly which situation you are in.
