Step 1
Clean The Pavers And Clear The Joints
Stones are cleaned at paver-safe pressure, and weeds, moss, and washed-out joint material are removed from between them.
Pavers do not fail at the stone, they fail at the joint. Once the sand is gone the stones start to move, and everything else follows from there.
Learn More About This ServicePaver walks, entries, and garden patios are a common addition on Madeira properties, and wherever they are, the failure mode is the same. Joint sand washes out gradually under rain, roof runoff, and routine hosing, and once those joints are empty the pavers lose the lateral support holding them against each other. Nothing dramatic happens on any given week, which is precisely why it gets left until the surface is visibly moving.
What follows is predictable. Weeds and moss root in the open joints, which on shaded lots happens quickly. Stones begin to rock underfoot as they lose support, edges creep outward with nothing restraining them, and individual pavers settle low so the surface stops sitting flat. On an entry walk people use daily, an uneven paver becomes a trip point rather than an aesthetic quibble.
Established planting is the local complication. Madeira paver walks are typically bordered tightly by mature beds, and mulch, soil, and irrigation all end up on the pavers and in the joints. That organic material feeds exactly the moss and weed growth the joints are vulnerable to, and it stains the stone faces. Refilling with polymeric sand gives the joint something that binds and stays put, and a joint-stabilizing sealer locks it in while helping the faces shed what the beds keep depositing.
Full, bound joints hold stones against each other, which is what prevents the rocking, creeping edges, and settling that follow empty joints.
Polymeric sand leaves seed and moss very little to root in, which is the difference between an annual chore and a stable surface.
Sealed pavers release the mulch, soil, and leaf tannin that established beds deposit, rather than absorbing it into the face.
A paver that rocks or has settled is a trip hazard on the path to your front door. Re-sanding levels the support back out.
Step 1
Stones are cleaned at paver-safe pressure, and weeds, moss, and washed-out joint material are removed from between them.
Step 2
Both stone and joints have to dry completely, and shaded walks take longer. Sand or sealer over damp pavers will not set correctly.
Step 3
Polymeric sand is swept in and worked down so each joint is filled to proper depth rather than merely dusted across the top.
Step 4
The sand is set, then a joint-stabilizing sealer is applied evenly, with coverage checked across the whole surface.
Do I need re-sanding as well as sealing?
Usually, on established hardscape. We check joint depth first. If the joints are washed out, sealing alone locks the problem in place. If they are still full, sealing on its own may be all you need, and we will tell you that rather than selling both.
How much does paver sealing cost in Madeira?
It follows the area and whether the joints need refilling, which is the bigger variable. Estimates are free and include checking joint depth properly rather than eyeballing the surface, because that is what decides the scope.
Will polymeric sand keep the weeds out for good?
It reduces them dramatically by leaving nothing for seed to root in. Nothing is permanent, particularly where planting beds border the walk and keep depositing organic material, but the difference against open joints is substantial.
Some of my pavers have sunk. Can sealing fix that?
No, and we will say so rather than sealing over it. Re-sanding stabilizes pavers still sitting at the right level. Stones that have genuinely settled need lifting and re-bedding first, which is a different job and an honest quote says so.
How long before I can use the walk again?
The sealer needs curing time and we will give you a specific window when we finish. On a shaded Madeira walk it runs a little longer than on an open patio in full sun, so it is worth planning around if you have people coming.
